The interwar housing colonies were built as a coherent idea about how a city should feel, and that idea survived. Low buildings, mature trees, courtyards that belong to somebody.
Sady Żoliborskie added a post war layer with the same intention, and it is one of the few Warsaw estates from that era that people actively seek out rather than tolerate.
Newer development sits mostly at the edges, which keeps the centre of the district looking like itself.
What moves the price here
Scarcity does most of it. Beyond that: the specific colony, whether the flat kept its original layout, and how much light it gets, because the low buildings and mature trees cut both ways.
Being ready matters more here than anywhere else. Financing arranged, decision process agreed, and someone able to view at short notice.
