A residential district that feels like one
Żoliborz is what people choose when they have small children or a dog, and it has a settled, neighbourly feel that most central districts simply do not have.
The architecture is a large part of it. The interwar housing colonies were designed as a coherent idea about how a city should feel, and that intention is still visible on the street.
Supply is limited, and that is the main practical issue. Good apartments do not stay on the market, and you will often be deciding without having seen alternatives.
What to expect from the market here
Being ready matters more here than anywhere else in Warsaw. Have your documents, your budget and your decision process sorted before the first viewing, because you will not get a second weekend to think about it.
Rents are high for the standard of the buildings, and that is not an anomaly to negotiate away. You are paying for the district, and the landlords know it.
Getting to work
Metro line one has a station at Plac Wilsona, in the heart of the district, which puts the centre within a few stops. The northern parts are further from it than the map suggests, so check the walk.
