Buying an apartment in Ursynów

Ursynów is the least dramatic purchase in Warsaw and, for a lot of buyers, the most sensible one.

What you are actually buying

Ursynów works well because it operates almost like an independent city-within-a-city, but with a direct fast line to downtown Warsaw.

The Metro (M1 Line): The district is anchored by five stations: Ursynów, Stokłosy, Imielin, Natolin, and Kabaty. Getting you to the city center (Śródmieście) in 15–20 minutes and the central business district near Daszyńskiego in around 25 minutes.

Road & Highway Access: The Southern Warsaw Bypass (S2 / POW) sits right at the bottom of the district. It gives immediate access to Wilanów, the airport (Chopin Airport is 10–15 minutes away by car), and the main exit highways out of Warsaw without having to cross the city center.

Older here does not mean worse. The layouts are more generous than in most new developments and the running costs are lower, which matters more over ten years than the year on the building.

Kabaty, at the southern end, is the newer part, and the forest behind it is the reason a lot of families stop looking anywhere else.

What moves the price here

Distance to the metro, nature and schools.

International Schools & Education
Ursynów and its immediate borders host several established international and bilingual educational options.

Green space and nature
Las Kabacki (Kabaty Forest): A massive 900-hectare protected nature reserve directly bordering the southern tip of the district. It’s the main reason families settle in Kabaty and Natolin ideal for running, cycling, weekend walks, and outdoor recreation.

Park przy Bażantarni & Park im. Ronalda Reagana: Dotted across Ursynów are generous neighborhood parks with modern playgrounds, skate parks, outdoor gyms, and paved bike paths running along the entire length of Aleja KEN (the main arterial boulevard).

Skarpa Ursynowska: The scenic green escarpment on the eastern border leading down toward Wilanów and the historic Natolin Palace estate.

Renting here instead?

If you are not buying yet, the rental side of this district is covered separately: renting an apartment in Ursynów.

★★★★★

Great blend between professional but also fun. Attentive, great communication and makes you feel welcome. Like it doesn’t feel like a transaction only.
