Renting an apartment in Ursynów

Ursynów is the district people choose when they want space, greenery and a school, and are willing to trade fifteen minutes of commute for it.

What the district is actually like

The calmest rental market in Warsaw

Ursynów is built along metro line one, so the connection to the centre is direct and reliable, which is what makes the distance workable in the first place.

The housing stock is largely from the seventies and eighties, with newer buildings in Kabaty at the southern end. Older does not mean worse here. The layouts are generous and the running costs are lower than in new developments.

The Kabaty forest sits at the southern edge of the district, which is the reason a lot of families stop looking anywhere else.

What to expect from the market here

This is the calmest rental market in the city. Tenants stay for years, landlords are used to long leases, and negotiating a two year term is usually straightforward rather than a fight.

If you have children, ask about the catchment school before you choose the street. In Ursynów that single question changes which buildings you should be looking at.

Getting to work

Metro line one runs the length of the district and ends in Kabaty, so even the southern edge has a direct connection. Expect roughly twenty five minutes to the centre from the far end.

Buying here instead?

If you are thinking about buying rather than renting, the same district is covered from that side: buying an apartment in Ursynów.

What you get

  • everything explained in English before you sign, not after
  • the landlord or seller checked, not just the property
  • a handover protocol with photographs and meter readings
  • my presence at every stage of the transaction, including the notary appointment
  • a straight answer when the deal is not worth doing

★★★★★

Definitely a real estate office that I would highly recommend and even vouch for. Marcin was by my side at every step while renting my apartment. Besides being very understanding and polite with me, I also want to thank him for his personal help. A business that is truly professional at what they do. Thanks again for everything!
