Buying an apartment in Śródmieście
The centre is the only part of Warsaw where scarcity does most of the work. What you buy here is a location that cannot be built again.

What you are actually buying
Two markets sharing a postcode
Pre war tenements with high ceilings and period detail sit next to towers with concierges, at similar prices per square metre. They behave completely differently over time and attract completely different buyers when you sell.
The tenement stock is where the character is, and also where the complications are: renovation of a listed building is slower, more expensive and subject to approvals you do not control.
The new towers are simpler to own and easier to value, and there are more of them every year, which is worth remembering when you think about resale.
What moves the price here
The street, then the building, then the flat, in that order. Two addresses three hundred metres apart can be a different market entirely.
Ask about short term rentals in the building. Some have ongoing conflicts about them, and a building in the middle of that argument is a different investment than one that settled it.
Renting here instead?
If you are not buying yet, the rental side of this district is covered separately: renting an apartment in Śródmieście.
What you get
- everything explained in English before you sign, not after
- the landlord or seller checked, not just the property
- a handover protocol with photographs and meter readings
- my presence at every stage of the transaction, including the notary appointment
- a straight answer when the deal is not worth doing
