Renting an apartment in Śródmieście

The centre. Everything is close, and you pay for that twice: once in rent and once in noise.

What the district is actually like

Two completely different products at the same price per square metre

You are walking distance from most offices, every metro line, and the nightlife. You are also paying the highest rents in the city and living with the consequences of being where everyone wants to be.

The stock ranges from pre war tenements with high ceilings and no lift to towers with a concierge. These are two entirely different products at similar prices per square metre, and which one suits you depends completely on what you want from a flat.

One practical warning. Short term rentals are common here and some buildings have ongoing conflicts about them. If your flat is in such a building, expect more transient neighbours and occasional noise at hours you did not plan for.

What to expect from the market here

Good flats go fast. Viewings are often scheduled in blocks and the decision is expected within a day. Have your documents ready before you start looking, not after you find something.

In the older tenements, ask specifically about heating and how the building fee is calculated. A beautiful flat with high ceilings and single glazing is a different proposition in January.

Getting to work

Both metro lines cross here, along with most tram routes. For a large part of Śródmieście the honest answer is that you will not need public transport at all on a normal day.

Buying here instead?

If you are thinking about buying rather than renting, the same district is covered from that side: buying an apartment in Śródmieście.

What you get

  • everything explained in English before you sign, not after
  • the landlord or seller checked, not just the property
  • a handover protocol with photographs and meter readings
  • my presence at every stage of the transaction, including the notary appointment
  • a straight answer when the deal is not worth doing
