Mokotów is a large and diverse district, ranging from historic tenement houses in Stary Mokotów to modern developments in Ksawerów. Each part has its own character, architecture and atmosphere.

What you are actually buying
Pre war villas on one side, new apartments on the other
Old Mokotów is defined by pre-war villas, modernist houses and tenements along leafy streets. Supply is limited, and newly-built properties rarely come to market.
Służewiec offers a very different market: newer, denser developments shaped by the surrounding business district. Wierzbno and Służew sit somewhere between the two, with metro access and a wider range of prices.
What moves the price here
In older buildings, the key factors are the condition of the building, completed renovations, thermal insulation and the original layout of the apartment.
In newer developments, price is driven mainly by the floor, orientation, parking and planned development on neighbouring plots.
