Renting an apartment in Mokotów

Mokotów is the default answer for people relocating to Warsaw for work, and for most of them it is the right one. It is also large enough that the same district name can mean two completely different lives.

What the district is actually like

Two districts under one name

Mokotów is where a large share of Warsaw’s corporate expat community ends up, and for a good reason. The Służewiec business district sits inside it, so for thousands of people the commute is a walk. The area around Domaniewska is dense, modern and entirely built around office work.

North of it, Old Mokotów is a different city: low buildings, tree lined streets, pre war architecture, and rents to match. People move there when they stop needing to be near the office and start wanting to be near a park.

Further south, Wierzbno and Służew are quieter and noticeably cheaper, and both sit on the metro. They are the sensible compromise if you want the connection without the Old Mokotów price.

What to expect from the market here

There is a good supply of furnished apartments aimed specifically at people relocating, which means competitive rents but also landlords who are used to short stays and price accordingly.

If you plan to stay three years, say so early. Length of tenancy is a real negotiating argument in this district, more than in most, because the landlords here have been burned by twelve month turnover.

Getting to work

Metro line one runs along the western edge of the district, so check the walking distance to the station rather than the distance on the map. In Mokotów those two numbers diverge more than anywhere else in the city.

If your office is in Służewiec, do the walk once before you sign. The district was built for cars and some of the routes that look short are unpleasant on foot.
