Renting an apartment in Wola
If your office is in one of the towers around Rondo Daszyńskiego, Wola is the obvious choice, and the maths usually agrees with you.
What the district is actually like
The newest rental stock in the city
Wola has been rebuilt over the last decade and most of the rental stock is new, which means lifts, parking and no surprises with the heating. For anyone arriving from abroad, that predictability is worth a lot.
The trade off is character. Large parts of Wola are still under construction and it can feel like a building site, with the amenities arriving a year or two behind the residents.
Older Wola, further west, is cheaper and quieter, and worth looking at if you do not need to be next to the metro. It is the same district on paper and a different one in practice.
What to expect from the market here
New buildings mean the flats are broadly comparable, so the differences that matter are floor, orientation and what is being built next door. Ask what has planning permission on the empty plot across the street.
Because the supply is large, there is more room to negotiate here than in Żoliborz or Śródmieście, especially outside the September peak.
Getting to work
Metro line two runs straight through the district, so the centre is a few minutes away. The business towers at Rondo Daszyńskiego and Daszyńskiego itself are walkable from a large part of the northern half.
