Renting an apartment in Ochota

Ochota sits between the centre and the western districts, and it is the best value in inner Warsaw if your timing is right.

What the district is actually like

Universities, hospitals, and a market with a season

The district is dominated by two things, universities and hospitals, which gives it a young population, a lot of shared flats, and a rental market that peaks sharply in September.

If you are not a student, the quieter parts near Szczęśliwice park are worth looking at. Same district, entirely different atmosphere, and a short tram ride to the centre.

The area around Filtry is the other face of Ochota: pre war tenements, wide streets and a calm that you would not expect this close to the centre.

What to expect from the market here

Timing matters here more than anywhere else in the city. Looking in August means competing with every student in Warsaw. Looking in spring is a different market at a different price.

If you can move outside the academic calendar, Ochota gives you more space for the money than Śródmieście or Mokotów.

Getting to work

There is no metro station in the district, which is the honest trade off, but the tram connections along Grójecka and Banacha are frequent and the centre is close enough that many people cycle.

Buying here instead?

If you are thinking about buying rather than renting, the same district is covered from that side: buying an apartment in Ochota.

What you get

  • everything explained in English before you sign, not after
  • the landlord or seller checked, not just the property
  • a handover protocol with photographs and meter readings
  • my presence at every stage of the transaction, including the notary appointment
  • a straight answer when the deal is not worth doing

★★★★★

Definitely a real estate office that I would highly recommend and even vouch for. Marcin was by my side at every step while renting my apartment. Besides being very understanding and polite with me, I also want to thank him for his personal help. A business that is truly professional at what they do. Thanks again for everything!
